The Three Highest And Lowest Priced House Sales In Chatham Over The Past 12 Months

As a property investor, having a good grasp of local house prices and rental rates is a crucial points. Not only does it help you assess the best places to purchase a potential rental property, but it also helps you identify which towns and cities are within your budget range.

Back in March 2023 I wrote an article looking at the three cheapest and most expensive house sales during 2022 and I thought it would be interesting to repeat the series looking at sales over the past 12 months.

In terms of comparison, something that has stood out is the spread of sales as during 2022 only 241 roads within Chatham recorded sales and during the past 12 months this has increased to 689.

Looking into this trend, it has been hard to find exact comparisons and articles relating to the two years, however the most recent Zoopla report comments on how the average estate agent has 20% more homes for sale since September 2023 and looking back to 2022, the second half of the year was when mortgage rates shot up, which could have been one thing that caused sales volume to drop.

I don’t know if any of this is related, but it will certainly be interesting to see is there is any trend as we start looking at Rochester and Gillingham. However, starting with the cheapest sale, let’s get started looking at Chatham:

Cheapest sale at £59,950 – Flat 12A, Pembroke Court, 397 High Street, Chatham, ME4 4PG

Coming in at number one for the cheapest sale over the past year in Chatham, we have this two bedroom retirement apartment. Originally listed at £74,950 in May 2024, it sold in September 2024 at £59,950 (a significant price reduction!).

Being a retirement property, it’s no surprise that there was such a reduction in price as these type of leasehold apartment can be difficult to sell. In addition, if you look at the listing here, you will see how the property needs a fair amount of TLC.

Second Cheapest sale at £60,000 – 100 Regent Court, Bryant Street, Chatham, Kent ME4 5QU

Coming in at number two is this two bedroom leasehold apartment sold by action in June 2025 at £60k. It was originally listed for £55k in April 2025 so presumably the auction price only went £5k over the listed price. Check out the listing here.

This property was previously sold in June 2015 for £65k, so it’s fairly interesting that it has been sold for £5k less and a decade on (and with a 125 year lease).

I an familiar with this block and believe the depressed sale price may be to do with the block having a less that desirable reputation. Also, according to MHS Homes, it does not have cladding but there’s a reason it must have been sold at auction as opposed to a traditional route.

For the strong willed investor, this property could be a good purchase as looking at Rightmove, a perfectly refurbished apartment here has been marketed for £1,300 per month (time will tell whether this one lets at this price), but you would need to be extremely careful on vetting potential tenants.

Third Cheapest sale at £60,000 – Flat 44, Pembroke Court, 397 High Street, Chatham, ME4 4PG

Coming in at the third cheapest property, we have another retirement apartment in Pembroke Court, Chatham. Whereas the first property was in some state of disrepair, it’s interesting to see how this property sold for just £50 more and is a one bed.

I cannot find the archived listing from the latest sale in January 2025, but from looking at the photos I can find here, this apartment looked in much better shape.

The sale history of this apartment is interesting as the apartment sold for £76k in 2019 before being listed in 2022 but with no sale recorded and then sold in January 2025. I’m not sure if it perhaps took three years to sell as it’s not all that clear.

Most expensive sale at £760,000 – 14 Longwood, boxley road, Walderslade, Chatham, ME5 9JG

This is a very interesting listing, as according to Zoopla, it was sold in 2020 for £265k, so this increase in value is quite dramatic! You can view the listing on Zoopla here. It’s a stunning property however and perfect for someone looking for a home to move straight into.

My guess is that the property might have been heavily renovated, however I cannot find the 2020 listing to check, but the listing from December 2024 above says it has been meticulously refurbished. Checking Google Street View, you can see a conservatory having been added between 2012 and 2022, but that alone would not add the extra value!

Second Most expensive sale at £690,000 – 123 Maidstone Road, Chatham, ME4 6JA

This property was originally listed in February 2024 for £700k with agent Purplebricks and then sold in November 2024 for £690k. This reminds me about a recent article highlighting the issues with Purplebricks and I’d certainly recommend reading more here!

The property has four bedrooms, one bathroom and two reception rooms but is not that impressive when it comes to decoration. You can view the listing here on Zoopla.

I would hazard a guess that part of the reason the property took such a long time to sell would be that the agent was Purplebricks, who of course don’t have the greatest of reputation. This property has, however, increased in value by an average of £1,447 per month since its last sale in 2006!

Third Most expensive sale at £680,000 – 22 Abigail Crescent, Walderslade, Chatham, ME5 9DZ

Coming in at number three for the most expensive property is this generous, four bedroom detached house in Walderslade. I cannot find the 2024 listing, however you can preview the listing from 2017 here.

The listing from 2017 shows that the property is in need of some work in areas (such as the bathrooms), however it’s certainly a lovely home!

Looking at all the average prices for each Chatham street over the past year, when plotted on a graph, you will see how the average price is between £200k – £300k, but interestingly the percentage split of roads between £200k – £300k (46% in 2022 and 43% today) and £300k – £400k (29% in 2022 and 26% today) has remained pretty similar to 2022.

This is pretty much as to be expected however, as late 2022 saw the peak in post COVID-19 prices, with the average Medway property being worth an average of £301k in December 2022 and £298k in July 2025 (the latest ONS house price stats).
