Gillingham’s Three Cheapest and Most Expensive House Sales Over the Past Year

With another rate drop not that long ago and currently a very strong possibility of another drop in Feb 2026 – possibly to 3% and maybe even 2.75% – I’m feeling quite buoyant about the property market right now.

It will be interesting to assess the year and look forward to 2026 as a lot has happened over the past 12 months, but I’m pleased to bring you the final in my three-part series looking at the three cheapest and most expensive house sales for Chatham, Rochester and Gillingham.

As usual, the cheapest sales come with some interesting points and I trust you find this article insightful!

Cheapest Sale At £70,000 – 6 Lawson Court, King Edward Road, Gillingham, ME7 2PF

This leasehold studio flat was sold off market in March 2025. I have discovered that it was listed by Clive Emson for auction in September 2024 as being currently let on an AST with a rental of £525 per calendar month.

I am not entirely sure whether the above sale in March relates to the auction in September or perhaps whether it was refurbished and then sold again as there is no history against the sale prices on Zoopla.

Being just off Gads Hill, this is a great rental area and I don’t doubt that this flat (along with others in the block) let with no problems at all.

Second Cheapest Sale At £80,000 – 1 Annvera House, Strover Street, Gillingham, ME7 1JE

The second cheapest property is this one bedroom flat in Strover Street and you can see the archived listing here.

Originally listed in January 2025 for sale by the modern method of auction, it’s interesting to see that the sale price was £80k as far as I know from the Land Registry record on Zoopla.

One bedroom flats of this style and condition in this area tend to let for £800 – £1,000 so I think this could certainly make an excellent purchase for the right investor. To achieve a 10% return on a single let property is outstanding!

Third Cheapest Sale At £82,500 – 5 Ensign House, Pegasus Way, Gillingham, ME7 1GQ

The third in our series of the cheapest three sales in Gillingham over the past year is this one bed, one bath purpose built flat in Ensign House. You can find the archived listing here.

This property was sold off-market and since its last sale in December 2019, the flat has lost £49,424 of value which is quite dramatic.

I am struggling to find any further details on it, so can only assume that it was in poor condition as, according to The Move Market, a flat in this block should sell from £115k – £134k. It’s certainly an interesting one!

Most Expensive Sale At £985,000 – Prospect House, Lower Twydall Lane, Gillingham, ME7 2UX

The most expensive sale in Gillingham is this four bed, four bath property in Lower Twydall Lane. You can find the archived listing with images here.

The history of this property is quite interesting, because the first record of it having been sold is May 1998, where the price was £45k. Following this it was sold in August 2020 for £325k and then the latest sale in March 2025 for £985k. This is an average of £95 increase in value every day over that period (although we don’t know what they spent on the development) – more than a minimum wage job would earn if you work seven hours per day, seven days per week!

Looking back through the planning portal, there are a total of 16 entries for this property with planning having been approved in June 2021. There are a lot of refusals, so the process must have been quite a lengthy one!

Second Most Expensive Sale At £875,000 – 2 Darland Farm Yard, Pear Tree Lane, Gillingham, ME7 3PP

The second most expensive sale is this stunning five bedroom, two bathroom bungalow and you can view the archived listing complete with images here.

Another new build, this property looks like possibly one of several on this plot which appears to have received full planning approval for 44 dwellings back in March 2018. The plot was made available with outline planning back in 2017, so presumably a local landowner looking to benefit from planning gain.

There has been a lot of development within the Medway Towns recently, which is an excellent sign for investors as presumably people continue to move away from the city to more affordable areas.

Third Most Expensive Sale At £775,000 – 253 Eastcourt Lane, Gillingham, ME7 2UW

The third and final most expensive property is this six bedroom, two bathroom property on Eastcourt lane. It was listed in June 2024, but took until March 2025 to sell and between November 2009 (it’s previous sale) to March 2025 it gained £330k in value (around £59 per day).

It’s not clear why this property took nine months to sell, but it could simply be that it had a buyer, but the sale fell through. Without speaking to the agent we won’t know, but it’s a lovely, spacious property that’s for sure!

If we look at the average house prices for the area, you will see how the majority of properties fall between £200k – £300k mark, but the next large portion is £300k – £400k. The two graphs below put this breakdown in a really helpful visual format.

As we conclude this series, it’s clear that Gillingham offers strong rental potential for 2026 and beyond. Entry prices remain relatively affordable, rental demand is robust and ongoing development across the Medway Towns continues to support both yields and long-term growth.

With the prospect of further interest rate reductions, investor confidence is beginning to return, and while the cheapest deals often come with caveats, there are still excellent opportunities for those prepared to do their due diligence.
